If  changing one thing in your real estate marketing plan could make you more money, would you do it?

Redfin recently published a report naming the benefits of using professional real estate photos. The report was based on 100,000 homes in the Boston area. Out of the sample, the professionally photographed homes listed between $200,000 and $1 million sold for $3,200 to $11,200 more (relative to list price).

Another surprising finding, homes with professional photos were more likely to be sold in six months or less compared to listings that had poor photos.

The reason?

Homes with professional photos are viewed online 61% more often than homes without (in the same price range).

It’s a well-known fact that, nowadays, step one in the home-buying process is to look online.  The internet listing is the first source of information about a property. Potential buyers are almost always going to view the photos attached to a listing first.  After viewing the pictures, most buyers will only revisit the listing or request to see the house if they were impressed.  Otherwise, they will move on and look for a home that stands out from the rest.

A positive first impression pays off,  which is why if you are not using a photographer, you should consider it!

While professional photography will help your listing sell faster and for more money, success depends on whom you hire and how you use the photos.

Tips for finding a photographer:

If you needed a wedding photographer someone wouldn’t normally hire a real estate photographer because you want someone that’s experienced in what they do. The same applies for real estate photography. When selling a home, hire someone that specializes in real estate photography.

When searching for a photographer look through their portfolio online for a style that you like. Once you find the potential photographer ask what type of equipment they use and if they edit their photos. A good photographer will always edit their photos and use a DSLR, wide angle lens, and additional lighting.
